Below are the Stats for the Annapolis MD Real Estate Graphs and Charts June 2019 . Each month I’ll be covering the Real Estate Market Reports from Calvert County and Anne Arundel County Maryland. Closed Sales

The green chart shows a June 2019 closed sales of 165 compared to a five year June average of 178. It’s a slight downward trend for Sellers.

New Pendings

The royal blue chart shows a June 2019 number of 166 compared to a five year June average of 164. Not much movement from a Buyer or Seller perspective.

Active Listings

The gold active listings chart show a five year June average of 601 versus a June 2019 number of 565. Less inventory for Buyers is good for Sellers!

Months of Supply

The orange months of supply shows a 5 year June average of 4.8 versus a June 2019 number of 4.3. Again, this is good for Sellers.

New Listings

The Burgandy prurple graph displays a five year June average of 233 versus a June 2019 number of 238. Not much difference!

Median Sale Price

The next graph shows a five year June average for median sales price of $420,880 versus a June 2019 raised number of $460,000. Again, a positive note for the Seller.

Median List Price Actives

The lime green graph shows a five year June average of $557,780 versus a June 2019 Median List Price for actives of $589,000. A YAY for Sellers!

Average Sales Price per Month

The average sales price for the five year June average is $516,431 versus the June 2019 significantly increased number of $615,476.

Average List Price Actives

The average list price for actives in the royal blue color also raised from a five year June average of $805,590 to a raised June 2019 number of $840,481. Happy Sellers!

Median Days on Market

The aqua median days on market stayed about the same from a five year June average of 51 days to a June 2019 number of 52 days.

Average Days on Market

The medium green graph shows a five year June average of 88 days versus a June 2019 slightly lower number of  83 days.

Median Sale to Original List Price Ratio

The gold five year June Average of 97.5% stayed about the same at a June 2019 number of 97.4%. To explain this, if a home listed for 100,000, the number came in at $97,500 or $97,400 in the example. This is a good number for Buyers to know!

Average Sale to Original List Price Ratio

The pea green average sale to original list price ratio shows a five year June average of 96.1% versus a June 2019 average of 95.7%. Think of this as a $100,000 home that sold as $96,100 or $95,700 if you are a Buyer. 

Median Sale Price per Square Feet

The green five year June average of $238 compares to a June 2019 number of $231. It’s a little down!

Median List Price per Square Feet

The red median list price per square feet for active listings is a five year June average of $280 versus a reduced June 2019 number of $259.

Average Sale Price per Square Feet

The average sale per square feet for the five year June average of $274 is reduced to $267 for June 2019.

Average List Price per Square Feet

The light purple last chart shows a five year June average of $343 for average list price per square feet versus and June 2019 reduced number of $328. Each of the sq ft numbers seemed to decrease which is good for Buyers!
