This Shady Side MD 20764 Real Estate Market Report June 2019 includes two Supply and Demand graphs that update mid month every month. The Metrics include Months of Supply, Contract Ratio, Absorption Rate for New Pendings and Closed Sales, New Pending to New Listing Ratio and Seller Success Rate.
The Months of Supply are shown in the first Shady Side MD 20764 Real Estate Market Report June 2019 chart below with the other metrics, but this metric is removed in the second chart for readability purposes. A balanced market is 4-6 months. The Blue Bar graph has changed from Q3 4.8 months, Q4 4.63 months, Q1 5.89 months to a high of Q2 at 6.13 months. The 6.13 teeters towards a Buyer's Market.
The Contract Ratio contributes toward the Shady Side MD 20764 Real Estate Market Report June 2019 by highlighting, per GetSmartCharts.com, ” higher Contract Ratios which signify a relative increase in contracts compared to supply. In otherwords, the market is moving in the seller's favor. OR, in contrast, “a lower Contract Ratio signifies a relative decrease in contracts compared to supply which indicates the market is moving in the buyer's favor.” Both are telltale signs. In June 2019 Q3 was .25, Q4 was .38, Q1 was .15 and Q2 is a high of .57
The Absorption Rate for New Pendings OR for CLOSED Sales have gone up from Q1 .49 to Q2 1.12. The Pendings are generally higher than the CLOSED Sales which rose from .43 to .57 in the same two quarters. Per GetSmartCharts.com, ” the absorption rate based on new pendings is the rate at which homes are going to contract in the most recent month relative to the number of active listings at month's end. The absorption rate for closed sales is the rate at which homes are closing in a given area during a given time period. The higher the absorption rate, the faster homes are selling relative to supply. So, UP is good for the Seller.
The NEW Pending to New Listing Ratio, displayed in the yellow bar, shows at increase from Q1 of .59 to Q2 number of .93. Simply, ” The higher the ratio, the more interested buyers there are relative to potential sellers. ” Again, to explain, UP is good for the Seller.
The Seller Success Ratio can be analyzed this way, ” Of all listings that moved out of pending status during a given time period, what percentage were successfully closed?” It is basically the opposite of the “contract fallout rate.” This has hovered right above .75 all four quarters.
